👋🏻 I know this construction photo doesn’t make our feed look glamorous, or high end or make you want to move in, but this is real time stuff.
This is what the process a home build goes through to get the perfect photo in the end. But in reality, that perfect photo in the end isn’t real either, It’s reality for a moment…Until dinner time…. 😏
The truth is, we all love to click the heart on a perfect photo. But to get there, we get through the messy stuff first.
From now on, I’d like to show more of the messy stuff. The Process. The ups and downs, because that’s what it is. Construction is messy and unpredictable at times, but it’s also so rewarding! We are here for it all!
You’ll also get to see that “perfect” finished photo In the end too, because good design is art. And photography is art, and art is meant to be shared. 🤎

Designing a custom, build-to-sell home, is one of my favorite things to do. I love to imagine how a family would use the space. I am always drawn to a clean and classic design style. I love the craftsman/coastal design with clean lines and a light and airy feel, but also adding in something special you don’t find in any other build to sell home.
I take something from each of our past builds and grow from that. Whether its a style I loved from a past build, and I’ll use it in the next one, or something that I know I could make better, and I’m able to improve on it for the current build. Each house we do I say, “This one is my Favorite!” My daughter reminds me that I make that comment on every house. That is always my goal, to make each one the best one yet!
This all brings me to our most recent built, the Mabel Two Story being built at 7732 Country Hills Drive in NE Bismarck. This home is completed with framing, windows, doors and shingles! I smile every time I walk into this house. It is so spacious and open! This floor plan is inspired from our personal home. I love how our home functions, and I used the best parts of our home and put it into this plan!
Now that the house is framed, we all get to sigh a big sigh of relief! SO much work goes into this point of a build. Roger is great at managing our projects. Everything has to line up (almost perfectly) with sub contractors, and supply houses, and sometimes it doesn’t always go as planned, but often it does! We’ve learned to adapt, and that is just part of building. Seeing a house standing, fully framed, sheeted with a roof, is such a reward! You finally get to see the plan on paper finally come to life!
Up to this point, most of the interior finishes have been selected. The cabinets, flooring, and shower tile are all chosen. This makes the project run smoother by having everything selected. I always like to bring the materials to the project to see it in the natural lighting before ordering. I may make minor adjustments, but most of the time, its good to go.
I’ve also chosen the exterior materials and colors. This seems to be the hardest for me when designing a built to sell home. It needs to have great curb appeal in order for a potential family to want to come see what’s inside!
The plumber, electrician, and HVAC will be roughing in next, and then the insulators will come. Once that is all complete, the drywall will go up and its time to pick out paint colors! I like to do this once the drywall is up and I can take the paint deck to the house. I always choose the paint color at the build. Paint can look so different, so its important to see it in the home with the natural lighting.
Once we get to the point of a home with drywall and paint, I will keep you posted as to what is next! Stay tuned! You can also follow along on our Instagram @grendahldesignco

If you summed up my style, it would be casual and comfort, with a little elegant mixed in. My goal is to always make a home feel inviting and comfortable. This is very important when we are designing a home to sell. I want someone to walk in and feel at home.
These photos are from our last build to sell project. We had Glasser Images capture these photos right when it went on the market. We are happy to say it sold in just 3 weeks! The new owners have made this house their home, and we love seeing that!
Last spring we had a the opportunity to be a featured builder in the the River + Ranch magazine. It was such an honor! These are a few photos from the shoot from Glasser Images.
This is our personal home. We took on this project all hands on. Roger has worked in the field for over 14 years, and is very knowledgeable. He managed the project and all of the sub contractors. I was eager to design the interior and exterior of this home! This is what inspired us to keep building homes. We have owned homes from every stage, so we can easily relate to clients wanting to take on a building project. We have designed and built spec houses within the last 3 years, and also a custom home. This year we are planning on building 2 more spec houses, and a we are working with a customer on their custom build home.
Roger and I compliment each other so well. Roger manages the projects and the physical creation of the homes, and I design the houses from the ground up. We make a very strong team, and love seeing the projects come to life!
Our newest build to sell home has broke ground! We are excited to bring this plan to life. This house plan was inspired by our personal home, and speaks family! It will be 3726 sq feet of gorgeous living space and will have 5 bedrooms and 3 1/2 baths. It makes for a great place to entertain by having the living areas on the main floor. You get extra privacy of having the bedrooms and master bedroom suite up on the 2nd floor. The lower level will be fully finished, and a great place to host family movie nights!
The style of this home will be a casual, but elegant, coastal design. It will feature a spacious kitchen with wood cabinets on the perimeter and a painted wood island with quartz counters, and a beautiful tiled backsplash. This kitchen overlooks the large family room which will have a custom wood fireplace wall, with a tiled fireplace surround. Large windows will surround this area with a perfect view out the back.
The upper level of this home will have a coastal design master suite. Featuring a beautiful walk in tiled shower and a soaking tub, It will be a great place to escape after a busy day! You will also find 2 more large bedrooms, a bathroom, and BONUS, the laundry room!
The lower level welcomes you with a large family room which will be perfect for family movie nights! It will also have 2 more bedrooms, 1 bathroom and a storage/utility room.
Lets not forget about the beautiful lot this house sits on. It is 1.5 acres and has a beautiful view out the back. The home is in Country Hills Subdivision, which is a wonderful community of friends and neighbors. It’s your perfect location to be in the country, but still mins away from town.
I named this floor plan in honor of my Grandma Mabel. She was the biggest cheerleader for all of her grandchildren, and I know she would be so proud. We can’t wait for a family to fall in love with this H O M E. This home will be for sale! If you are interested in more information about this home, please contact us! We’d love to tell you more.

Shiplap walls took on a new trend when we seen them appearing on Fixer Upper. Everyone fell in love with the rustic farmhouse look, and we started seeing them in homes everywhere.
What I love most about using Shiplap in designs now, is that it’s so versatile. It’s not just a farmhouse look. Coastal designs have been using Shiplap for years. You can use Shiplap in modern designs as well as farmhouse, cottage, coastal and traditional! It can be used in all rooms of your house from the dining room to the bathroom.
Shiplap adds texture to a space bringing depth and textures. It can be applied vertically or horizontally. We’ve also seen where it’s applied in a herringbone pattern. Not only is it versatile in designs it’s versatile in how you apply it.
Since the Shiplap trend is so versatile, I don’t see this going out of style. It’s a classic yet modern look and adds just the right amount of texture to a space! This is why Shiplap is one of our favorite design tools to use in our spaces!
If you live in western North Dakota you have probably heard of River + Ranch magazine. They inspire readers and showcase the talent and beauty of homes across the mid west.
We first met the team of River + Ranch a year ago at a home show. I have been a fan of their magazine since the first issue! So I was excited to meet them. Since then it’s been on my wish list to be part of their magazine . Well a year later it happened!!
I love how they showcase the talents of each builder. We are so grateful for the opportunity to be featured, and so excited about the photos of our home and the article. Check out the article below!
Here’s a peak inside our Rolling Hills spec home! I am so pleased how it turned out. When you are in the final phase of a house build it can feel like a giant dust bowl. Once all the dust is lifted it’s like a breath of fresh air! I remember walking into it after it got cleaned and I couldn’t stop smiling.
To get the house on the market we staged the main living areas. I basically shopped my house for the Staging pieces. I do have a room in my house for staging, but if I need more I just shop the rooms of my house! I want to make our spec houses feel like Home.
