The perception of building a new home can be so scary and overwhelming. There are so many options, planning, and endless possibilities. This often detours many people from wanting to build.

Building a new home doesn’t have to be complicated. If you have the proper pre- planning and team up with a knowledgeable builder it makes the process so much easier. Grendahl Design Co. can guide you through the process and create a home that tells your story.

Pre Plan

As homeowners, you start the pre planning process by determining your budget. it’s helpful to meet with a banker to determine your budget in advance. Also, have a style of house and floor plan in mind. Deciding wether you want a two story, ranch or any other style of home is an important decision and plays a major role in your house cost.

Finding the right neighborhood is also an important step. Our realtor can help you find the perfect lot if you don’t already have one.

Choosing a Floor Plan to Fit Your Needs.

Grendahl Design offers several floor plans to choose from, and each one can be customized. If one of our plans don’t work for you, a custom plan can be designed to fit your needs. In office drafting services is a complimentary service when you choose to build with Grendahl Design Co. We use the best design software to give our clients views of their home before construction even begins. After a selecting a floor plan, a budget is made and custom house plans are drafted for the homeowners. At this time plans will be sent out for bids.

Design and Finishes

Once your house plan and budget has been decided on, its time for interior and exterior finishes! Our clients will meet with Sarah at a design center to go over cabinetry, hardware, countertops, and doors and trim selections. There will be other design meetings along the way to decide exterior options, flooring and other interior selections.

Starting the Build

The first phase of construction will begin with digging, foundation, framing and roofing. Once framing and roofing has been completed homeowners will meet with our electrical, plumbing and HVAC contractors to go over the layouts. After rough ins are complete, its time to insulate the walls.

Put Some Color on the Walls

The next phase is sheet rocking, tape and texture, and painting. Sarah will gather paint samples to help homeowners decide on the perfect shades of color for their home. The best way to choose a paint color is to see it in the space itself. Sarah will narrow down the colors to make selections easy for clients.

Interior Details

Next is the fun part, the interior details! You’ll get to see all the finishes you choose come together. Cabinets, Doors and trim, flooring, tiling, lighting, plumbing fixtures, and railing will all go in. We coordinate all the scheduling and hire all the sub contractors to make the project run smoothly and in a timely fashion. You get to sit back and enjoy the results.

Final Walk Through

The Final walk through is the most exciting and rewarding time during this whole process. You’ll get to walk through to make sure everything is done to your liking. Once everything is completed to your satisfaction, all that is left to do is move in!!

The Building process can be overwhelming at times, but we try and make it as seamless as possible. The best part for us is to see homeowners walk into their new chapter.
