If you live in western North Dakota you have probably heard of River + Ranch magazine. They inspire readers and showcase the talent and beauty of homes across the mid west.
We first met the team of River + Ranch a year ago at a home show. I have been a fan of their magazine since the first issue! So I was excited to meet them. Since then it’s been on my wish list to be part of their magazine . Well a year later it happened!!

Here’s a peak inside our Rolling Hills spec home! I am so pleased how it turned out. When you are in the final phase of a house build it can feel like a giant dust bowl. Once all the dust is lifted it’s like a breath of fresh air! I remember walking into it after it got cleaned and I couldn’t stop smiling.
To get the house on the market we staged the main living areas. I basically shopped my house for the Staging pieces. I do have a room in my house for staging, but if I need more I just shop the rooms of my house! I want to make our spec houses feel like Home.
The perception of building a new home can be so scary and overwhelming. There are so many options, planning, and endless possibilities. This often detours many people from wanting to build.
Building a new home doesn’t have to be complicated. If you have the proper pre- planning and team up with a knowledgeable builder it makes the process so much easier. Grendahl Design Co. can guide you through the process and create a home that tells your story.
As homeowners, you start the pre planning process by determining your budget. it’s helpful to meet with a banker to determine your budget in advance. Also, have a style of house and floor plan in mind. Deciding wether you want a two story, ranch or any other style of home is an important decision and plays a major role in your house cost.
Finding the right neighborhood is also an important step. Our realtor can help you find the perfect lot if you don’t already have one.
Choosing a Floor Plan to Fit Your Needs.
Grendahl Design offers several floor plans to choose from, and each one can be customized. If one of our plans don’t work for you, a custom plan can be designed. We use the best design software to give our clients views of their home before construction even begins. After a selecting a floor plan, a budget is made and custom house plans are drafted for the homeowners.
Design and Finishes
Once your house plan and budget has been decided on, its time for interior and exterior finishes! Our clients will meet with Sarah at a design center to go over cabinetry, hardware, countertops, and doors and trim selections. There will be other design meetings along the way to decide exterior options, flooring and other interior selections.
Starting the Build
The first phase of construction will begin with digging, foundation, framing and roofing. Once framing and roofing has been completed homeowners will meet with our electrical, plumbing and HVAC contractors to go over the layouts. After rough ins are complete, its time to insulate the walls.
Put Some Color on the Walls
The next phase is sheet rocking, tape and texture, and painting. Sarah will gather paint samples to help homeowners decide on the perfect shades of color for their home. The best way to choose a paint color is to see it in the space itself. Sarah will narrow down the colors to make selections easy for clients.
Next is the fun part, the interior details! You’ll get to see all the finishes you choose come together. Cabinets, Doors and trim, flooring, tiling, lighting, plumbing fixtures, and railing will all go in. We coordinate all the scheduling and hire all the sub contractors to make the project run smoothly and in a timely fashion. You get to sit back and enjoy the results.
Final Walk Through
The Final walk through is the most exciting and rewarding time during this whole process. You’ll get to walk through to make sure everything is done to your liking. Once everything is completed to your satisfaction, all that is left to do is move in!!
The Building process can be overwhelming at times, but we try and make it as seamless as possible. The best part for us is to see homeowners walk into their new chapter.

Gallery walls make a such big impact in your home! I love using our family photos, it makes it personal and it’s easy! 1. Use art/photos and frames that have a similar theme to them. This will keep your gallery cohesive. 2. When hanging, Keep in mind that they should be about 1- 3” apart. 3. Trace out your frames onto paper and tape onto the wall. This will save you some nail holes! (I am guilty of skipping this step! But it’s easy to do!) OR lay them out on the floor first, this helps visualize your gallery too.
Use your favorite photos or prints to personalize your space. We took these family photos on vacation in San Diego. I loved taking destinations pictures!
When you enter our Rolling Hills house the first thing you will see is the fireplace wall. So of course it needs to stand out! This is the next phase of the project. The perspective doesn’t include the exact tile around the fireplace, but it’s going to be amazing. I can’t wait to show off the progress soon!
Using this computer program allows us to give clients the most realistic overviews of their house before construction even begins, and also during the construction process. We can input your interior selections to help make decisions easier. This all makes the building and designing process less stressful and sets your mind at ease in knowing the interior selections will look amazing.
This master bathroom shower is finishing up at our Rolling Hills spec house! The whole bathroom was inspired by the accent tile in the shower. I couldn’t be happier with how it turned out. I also went bold with the painted cabinets. I was little bit nervous after I ordered them. But once they got installed I was so happy I went outside the box. 2020 is all about the color and I couldn’t be more excited!
I love starting a project designing on my computer program. It’s the easiest way to experiment with ideas! I want our Rolling Hills Master bathroom design to be exceptional, and offer something that you don’t see in other homes.
The safe way would to do white cabinets. I love white cabinets in a bathroom. They are classic and clean. But if I want exceptional, I need a pop of color. Since I’m going with a coastal farmhouse theme, a shade of blue/green will be the fit perfect in the design. Going with black fixtures is timeless and brings in the farmhouse design aspect.
I’m also going to be using some shiplap in the house design. So bringing this feature into the master bathroom will tie the rooms together. This of course, is a conceptual view of how the bathroom will look, and the colors may vary a bit. But I think we are off to a good start! Stay tuned for the custom tiled shower design!! It’s going to be amazing!
